How I think
Marketing is what I can control
A sign and an MLS listing is where a lot of the business stops. Every property has a real buyer, and my job is to work out who that is and put your property in front of them. A lake home, a cabin and a piece of land each need their own plan.

The VentureNorth™ Way
How I sell a property
Every property and every client is different, so the strategy changes and the standard of care does not.
Start with why
Before we talk price, I ask why you are selling and what a good outcome looks like. The answer shapes everything I recommend.
Know the property
Frontage, access, condition, and the questions rural property raises: septic, the well, title, the survey, easements. I bring in local professionals when it matters.
Market and adjust
A plan built around the real buyer for your property, not a template. The first 7 to 14 days matter most, so I watch showings, feedback and views, and adjust.
Negotiate and stay with you
I give you my read on every offer and negotiate hard, and you make the call. I stay involved through closing and after, and I pick up the phone when it is complicated.
Buying instead?
How I help buyers
Buying in the Northwoods brings up questions you may never have had to ask. I would rather you hear them from me before you fall in love with a place than after.
Start with what you want
Year-round or weekends, water or woods, what you cannot live without. We begin with what you want a place to be.
Know what to ask
Ask about septic, the well, title, the survey, easements, access and winter. I connect you with the right local professional for each.
Find and see the right place
Fewer places, and better ones. I know the lakes, the rivers and the towns, and I will tell you which ones I would not buy.
Make the offer and close
I give you my advice on an offer and negotiate hard, and you decide. I stay with you through closing.
The situation you are actually in
Different circumstances, different plans
The fundamentals do not change. The sequence, the timing and how much coordination it takes change completely. Start where you actually are.

The Questions to Ask Before You Fall in Love with a Northwoods Cabin
What to ask about septic, the well, title, the survey, easements and winter before you fall for a cabin near Crivitz. From Kathryn Conard, Venture North Real Estate Co.
Northwoods real estate, sold with a plan for each property
I am Kathryn Conard, a REALTOR® and the broker and owner of Venture North Real Estate Co in Crivitz, Wisconsin. I help people buy and sell waterfront homes, cabins, acreage and recreational land across the Northwoods, and I work with clients in Brown County too.
My belief is simple. I cannot control the market, but I can control the marketing. A lake home, a hunting camp and a piece of land do not sell like a house in a subdivision, so every property I take gets its own plan. More than 240 closed transactions and over $60 million in sales since 2018 taught me that the plan matters more than the sign.
Ask for a local opinion of value
If you are selling
Before we talk price, I ask why you are selling. A family that has stopped using a cabin, an owner cashing out of acreage, and someone selling a parent's property from far away each need a different plan. Once I understand yours, I look at who the real buyer is for your property and build the marketing around that person.
Start with my selling your home page, or if you have waterfront, read about selling waterfront and cabin property. Land owners can go to selling land and acreage. If you just want to know what your property is worth, ask for a local opinion of value on my what is my home worth page.
If you are buying
Buying in the Northwoods brings up questions you may never have had to ask: septic, the well, title, the survey, easements, and who maintains the road. I would rather you hear them from me before you fall in love with a place than after.
Whether you want a lake home, a cabin, or land, I will help you find it and connect you with the right local professionals. Look at waterfront and lake homes, cabins and second homes, or recreational and hunting land. I also work with commercial property and businesses.
Where I work
My office is in Crivitz, and most of my work is in Crivitz and Surrounding Areas: the Marinette County towns of Stephenson, Silver Cliff, Athelstane, Pound, Wausaukee and more, and Mountain and Lakewood in Oconto County. I also work in Green Bay and Surrounding Areas, where I started, and many of my clients move between the two.
How I work
I call it the VentureNorth™ Way. Every property and every client is different, so the strategy changes and the standard of care does not. That means an individual look at your property, a real local network for the questions rural property raises, straight answers, and staying involved from the first conversation through closing and after. When something is complicated, I pick up the phone.
I give you my opinion on price, on an offer, and on the market, and I negotiate hard for you. You make the decision. No pressure, a clear plan based on your goals.
Two free guides can help you get started: the Northwoods Seller's Guide and the Northwoods Buyer's Guide.
