Buying a Home in the Northwoods

Buy with someone who knows what to ask. Septic, the well, title and access are worth knowing before you make an offer.

Buying in the Northwoods is different

Most people who buy up here want something more than a house. A place on the water. A few acres of woods. A cabin where the family gathers for years. Those are good reasons to buy, and they also mean the purchase comes with questions that a house in a subdivision never raises.

I am Kathryn Conard, broker and owner of Venture North Real Estate Co in Crivitz. I help buyers across Marinette and Oconto Counties, and in Brown County too, find the right place and understand what they are buying before they make an offer.

Start with what you want

Before I show you anything, I want to know what you want the place to be. Will you be here year-round or on weekends? Do you want the water, the woods, or both? What can you not live without, and what would make you walk away?

Those answers save time. They keep us from touring places that were never going to fit, and they help me tell you when a property is wrong for you even if it looks good online. My Northwoods Buyer's Guide has a short worksheet to get you started.

The questions worth asking early

Rural and recreational property brings up a short list of questions that catch buyers off guard when they come late. Ask them early.

  • Septic. What system is it, how old is it, and where are the records?
  • The well. When was the water last tested, and what did it show?
  • Title and the survey. Is there anything that limits how you can use the property, and does the survey match what you think you are buying?
  • Easements and access. Does anyone else have a right to cross the land, and who maintains the road?

None of these is a reason to walk away. Each one is a reason to know the answer before you commit. I have local professionals for all of them.

Finding the right place

I know the lakes, the rivers and the towns, and I know which places I would not buy. Tell me what you want and I will show you fewer places, and better ones. If it helps to narrow it down, start with the kind of property you want: waterfront and lake homes, cabins and second homes, or recreational and hunting land.

I also work with commercial property and businesses, and I cover Crivitz and Surrounding Areas and Green Bay and Surrounding Areas.

How I work with buyers

I call it the VentureNorth™ Way. Every property and every buyer is different, so the strategy changes and the standard of care does not. You get local knowledge, straight answers, and my advice on every offer. I negotiate hard for you, and you make the decision. When something is complicated, I pick up the phone.
