Waterfront and Lake Homes in the Northwoods
Find a lake or river home. I know the water, the frontage and the questions to ask.
Buying on the water
When you buy on the water, the water is part of what you are buying. Frontage, the view, how you get a boat in, and what the shoreline looks like all matter as much as the house does. Two homes at the same price can be very different places to spend a summer.
I am Kathryn Conard, and waterfront is at the heart of my business at Venture North Real Estate Co in Crivitz. This page covers what I would want to know if I were buying.

Lake, river or flowage
Not all water is the same. Lake Noquebay is the largest lake in Marinette County. The Peshtigo River runs through Crivitz, and High Falls Flowage and Caldron Falls Flowage are known for fishing. Sandstone Flowage, Big Newton Lake, Little Newton Lake and Thunder Lake are among the other places my clients ask about, and White Potato Lake, near Pound, is in Oconto County.
Each one has its own character. Tell me how you want to use the water, whether that is fishing, boating, swimming or quiet mornings with coffee, and I can point you to the ones that fit.
What to check at the shoreline
- How much frontage the property has, and where the boundaries fall
- The condition of the shoreline
- The dock or boat access, and what comes with the property
- How the place looks and works in different seasons
Some of these answers are on paper and some you can only see by visiting more than once. I will help you with both.
Year-round or seasonal
A lake home that is perfect in July can be a different place in January. If you will be there all year, ask about winter access, heat, and internet. If it will sit empty part of the year, ask what has to be done to protect the plumbing. My Northwoods Buyer's Guide lists these questions in one place.
The paperwork and the professionals
Waterfront properties often have a septic system and a well, and the survey matters more when frontage is part of the value. Ask for the septic and well records, ask whether a survey exists, and ask about anything on the title that limits how you can use the property. I have local professionals I trust for each of these, and I will connect you.
How I help
I know the lakes and rivers, I will tell you which places I would pass on, and I will give you my advice on every offer. You make the call. See more about cabins and second homes, or look at Crivitz and Surrounding Areas. If you own waterfront and are thinking of selling, read about selling waterfront and cabin property.
