When Your Offer Isn't the One That's Accepted: A Note to Buyers
The night before offers are presented
The night before I present multiple offers is never easy.
I know that only one buyer will get the good news. The others will be disappointed, heartbroken, frustrated, or even mad. Behind every offer is someone hoping their dream comes true. Maybe it is the lake home they have pictured for years, or the first cabin their family has ever owned.
This is one of the hardest parts of being a REALTOR®. You celebrate with one family while knowing others will be hurting. Not every part of this job is easy.
If your offer wasn't accepted
If you are a buyer who just lost out, I am sorry. It hurts, and you are allowed to be upset. You did not do anything wrong by trying, and losing one house says nothing about whether you will find the right one.
As I wrote in my post on why the highest offer does not always win, sellers weigh many things besides price. Often the difference between two offers is small, and sometimes it is something you could not have known or changed.
What I tell buyers next
- Take a day. Do not rush to the next house just to get over the last one. A short pause helps you look at the next property clearly.
- Ask what you can learn. Sometimes there is feedback worth hearing. Sometimes there is not, and that is fine too.
- Keep your financing ready. Stay in touch with your lender, so your approval is current when the right property comes along.
- Be ready to move. In the Northwoods, good waterfront, cabins and land do not always sit for long. Tell me what you want, and I will make sure you see new listings quickly.
- Remember your list. Your must-haves, and the things you can live without, are still the same. Losing one house does not change them.
Why it matters to me
I do not take presenting offers lightly, on either side. I care about the family who gets the news at Venture North Real Estate Co, and I care about the ones who do not. The right property is still out there for you.
If you want help finding it near Crivitz and Surrounding Areas, take a look at waterfront and lake homes or cabins and second homes, or get in touch and we will start where you are.
