How I Help Buyers: The VentureNorth™ Way
How Kathryn Conard helps buyers in the Northwoods: start with what you want, know what to ask, find the right place, and make the offer with confidence.
The short version
Most agents start by showing you houses. I start by finding out what you actually want, because a Northwoods purchase brings up questions a suburban buyer never has to think about, and I would rather you hear them from me before you fall in love with a place than after.
The VentureNorth™ Way for buyers runs on four steps: start with what you want, know what to ask, find and see the right place, and make the offer and close.
Tell me what you are looking for
Start with what you want
Before we look at a single listing, I want to know what you are picturing. Will you be here year-round or on weekends? Do you want the water, the woods, both? What is the one thing you cannot live without, and what would make you walk away from an otherwise good place?
Buyers who come here are usually chasing a lifestyle as much as a property. Morning coffee over the water. Acreage out the back door. A cabin the whole family can gather at for years. Naming that early means I show you fewer places, and better ones. My Northwoods Buyer's Guide has a short worksheet if it helps to write your answers down.

How I Help Buyers: The VentureNorth™ Way
Know what to ask
Rural and recreational property raises a specific set of questions, and the buyers who ask them early are the ones who buy with confidence instead of regret.
- Septic. What kind of system, how old, and where are the records?
- The well. When was it last tested, and what did the results say?
- Title and the survey. Does anything limit how you can use the property, and does a survey exist that matches what you think you are buying?
- Easements and access. Does anyone else have the right to cross the land, and who maintains the road?
- The seasons. How is the place heated, how is it plowed, and what has to be done to protect it when nobody is there?
None of these is a reason to walk away from a property. Each one is a reason to know the answer before you commit to it. I have local professionals I trust for every item on this list, and I will tell you when to bring one in.
Find and see the right place
I know the lakes, the rivers, the land and the towns, and I will tell you plainly which places I would not buy myself. We look at fewer properties, chosen because they actually fit what you told me, rather than everything on the market.
When we walk a property together, I am looking at the same things I would want to know as a buyer: the frontage and the shoreline, the condition of the buildings, how the land is laid out, and whether anything about the access or the setting raises a question worth chasing down. If something needs a closer look, that is when a local professional comes in.
Make the offer and close
When you are ready to write an offer, I give you my read on price and terms based on what I am seeing in the market, and I negotiate hard on your behalf. You decide what to offer and what to accept.
Financing, inspections, and the steps between an accepted offer and closing vary by the property and by your situation, and some of the details are set by Wisconsin law and by the specific contract you sign. I will walk you through what applies to your purchase as we get there, rather than promise a generic sequence that may not match your deal. Nothing on this page is legal, tax or lending advice.
Real estate gets messy sometimes. When something comes up during inspection or financing, my instinct is "okay, what do we need to do next," and I stay with you until you have the keys, and after.
Frequently Asked Questions
What is the VentureNorth Way for buyers?
Four steps: start with what you want, know what to ask about a rural or recreational property, find and see the right places, and make the offer and close, with my advice at every step.
What should I ask before making an offer?
Ask about the septic system, the well, title, the survey, easements and access, and how the property is managed across the seasons. I can connect you with local professionals for each.
How does financing and closing work?
It depends on the property and your situation, and some of it is set by Wisconsin law and by your specific contract. I will walk you through what applies to your purchase rather than describe a generic process that might not match it.
Do you help buyers who live far away?
Yes. I can point you to what to check, connect you with local professionals, and walk you through the decisions from a distance.
