Recreational and Hunting Land in the Northwoods

Acreage, hunting land and vacant land. Access, well and septic questions get answered up front.

Buying land is a different kind of purchase

With land there is no house to inspect, so the things you cannot see matter more. Where the boundaries are. How you get in. What the land allows. I would rather you hear those questions from me than find them out after you own it.

I am Kathryn Conard of Venture North Real Estate Co in Crivitz, and rural acreage, hunting land and vacant land are a core part of my business across Marinette and Oconto Counties.

Recreational, hunting, or land to build on

Land gets bought for different reasons, and each one needs something different. Hunting land is about the cover, the neighbors and the access. Recreational acreage is about the trails, the water and the room to use it. Vacant land to build on is about whether you can put a well and septic on it. Tell me what you want to do with it, and we will look at the right parcels.

Access comes first

Before anything else, ask how you get to the land. Is the road public or private? Who maintains it? Does anyone else have the right to cross it, or do you need to cross someone else's land to reach yours? Access questions can decide a purchase, and they are much cheaper to answer before an offer than after.

Survey, title and boundaries

Ask whether a survey exists and whether it matches what you think you are buying. Ask about anything on the title that limits how you can use the land. I work with local surveyors and I will bring one in when it makes sense.

If you plan to build

If you want to build, ask what the land allows and whether it can support a well and a septic system before you make an offer. I will connect you with the right local professional to check.

My Northwoods Buyer's Guide lists the questions to ask. If you already own acreage and want to sell it, see selling land and acreage, and to see where I work, look at Crivitz and Surrounding Areas.
