The Questions to Ask Before You Fall in Love with a Northwoods Cabin
The questions that catch people off guard
I have watched a lot of people fall for a cabin before they ever asked how it actually works. It is an easy thing to do. The porch light is on, the lake is quiet, and it is easy to picture yourself there before you have asked a single practical question. Venture North Real Estate Co exists partly because those questions matter, and someone local should be the one walking you through them.
Buying near Crivitz and the rest of the Northwoods is not like buying a house in a subdivision. A cabin, a lake home or a piece of land comes with a short list of things worth asking about before you get attached to a place, not after.
Septic
Ask what kind of system it is, how old it is, and whether the seller has records or a recent inspection. A septic system that has not been checked in years is not a reason to walk away, but it is a reason to know before you make an offer, not after you own the place.
The well
Ask when the water was last tested and what the results showed. Well water varies property to property here, and a test is inexpensive compared to finding out the hard way after you have moved in.
Title and the survey
Ask whether a survey exists, and whether it actually matches what you think you are buying. Ask about anything on the title that could limit how you use the property. Boundaries on rural and recreational land are not always where people assume they are.
Easements and access
Ask who maintains the road, and ask whether it is public or private. Ask whether anyone else has the right to cross the land, or whether you will need to cross someone else's to reach yours. Access questions are some of the most important on this whole list, and they are the easiest to overlook when you are focused on the view.
Winter, and the seasons you are not picturing
A cabin that is perfect in July can be a very different place in January. Ask who plows the road, how the place is heated, and what has to be done to protect the plumbing when nobody is there for weeks at a time.
None of these questions is a reason to walk away from a good property. Each one is a reason to know the answer before you are emotionally committed to it. I connect buyers with local professionals for every item on this list, whether that means an inspector, a surveyor or someone who knows the septic systems in a particular township.
Where to go from here
If you are looking at cabins and second homes or waterfront and lake homes in Crivitz and Surrounding Areas, my Northwoods Buyer's Guide walks through this same list with a little more room to explain each one. If you are ready to start looking, or you already have a property in mind and want a second opinion before you write an offer, get in touch and we will go through it together.
