Selling Waterfront and Cabin Property

Waterfront and cabin marketing. It starts with who the real buyer is.

Waterfront is not sold like a house

A lake home or a cabin is bought with the heart first and the head second. Buyers are picturing summers, and the marketing has to help them see it. I am Kathryn Conard, and waterfront and cabins are at the center of my business at Venture North Real Estate Co in Crivitz.

Who is the real buyer?

Every waterfront property has a buyer who wants exactly what it offers. It might be a quiet bay for someone who wants to fish, open water for someone with a boat, or a cabin in the trees for a family that wants a place to gather. Before I market anything, I work out who that buyer is, and I build the marketing around them.

What sets your property apart

Frontage, the view, the shoreline, the dock or boat access, the condition of the buildings and how the place feels through the seasons. I find what is worth stopping for and show it well, so buyers understand the property before they visit.

What buyers ask about

Buyers of rural and recreational property ask about septic, the well, title, the survey, easements and access. It helps to have those answers gathered before you list. My Northwoods Seller's Guide has a short list to start with, and I have local professionals for anything that needs a closer look.

Watching and adjusting

I do not list a property and wait. In the first 7 to 14 days I watch showings, feedback and online views, and if the interest is not what we expected, we look at the price and the marketing together. I stay in touch through all of it, and by phone when it is complicated.

Where to start

If you are not sure what your property is worth, ask for a local opinion on my what is my home worth page. To see how I sell in general, read selling your home. If you own land, see selling land and acreage. I work throughout Crivitz and Surrounding Areas.

Frequently Asked Questions

How do you market a waterfront property?

I start with who the real buyer is and build the photos, the words and the places we show it around that person. Then I watch what buyers tell us and adjust.

What should I gather before listing a lake home?

Any survey, septic and well records, easement or access details, and what you know about the shoreline and dock. Tell me early if something is missing.

Do you also sell cabins?

Yes. Cabins, lake homes, river properties, and waterfront of every kind across Marinette and Oconto Counties.
