Selling Your Home in the Northwoods

A plan for your property, not a template. Marketing built around the buyer who wants what you have.

Every property gets its own plan

I am Kathryn Conard, and I cannot control the market, but I can control the marketing. A lake home, a cabin and a piece of land do not sell the way a house in a subdivision does, so I do not use a template. Every property I take gets a plan built around the buyer who wants it.

I have closed more than 240 transactions and over $60 million in sales since 2018, most of them in the Northwoods, and I bring that to every listing at Venture North Real Estate Co.

Why are you selling?

It is the first thing I ask, and the answer changes my advice. A seller who no longer uses a vacation property, someone cashing out of acreage, and a family handling a parent's place need different plans. Once I know yours, I can tell you what I would do.

What the property is worth

Before you pick a price, get a local read on value. Frontage, access, condition and the buyers who want that kind of place all matter. See my what is my home worth page to ask for one.

Marketing that fits the buyer

Once we know who the real buyer is, the photos, the words and the places we show the property are chosen for that person. For more, see my pages on waterfront and cabins and land and acreage. Many sellers also find it easier to start with my Northwoods Seller's Guide.

Pricing and offers

A price the market supports puts your property in front of the most buyers. The highest offer is not always the best one, so I walk you through the terms, the timing and how likely each offer is to close. I give you my advice, and you decide.

The first 7 to 14 days, and after

The first week or two matter most. I watch showings, feedback and online views and I adjust if we need to. I stay involved through closing and after, and I pick up the phone when something is complicated. I work throughout Crivitz and Surrounding Areas. Frequently Asked Questions

How do you decide what to list a property for?

I start with why you are selling, then look at the buyer who wants your kind of property and what has sold near it. I give you my advice and my reasons, and you decide.

Do you sell waterfront, cabins and land?

Yes. Waterfront homes, cabins, acreage, recreational and hunting land, vacant land, and small commercial property.

What happens after I list?

I watch showings, feedback and views in the first 7 to 14 days and adjust if needed, and I stay involved through closing.
