Selling a Lake Home or Cabin in the Northwoods

Every property gets its own plan. Here is how I build it.

Selling here is not like selling in town

The buyers are fewer. They are often hours away. And they are buying a lifestyle as much as a building. So I do not use a template. Every property gets its own plan.

I am Kathryn Conard, broker and owner of Venture North Real Estate Co in Crivitz. Here is the plan, step by step.

1. We start with why you are selling and your timeline

Before price, I ask why you are selling and when you need it done. Someone who has stopped using a cabin is in a different spot than a family selling a parent's place from three states away, and the advice is different for each. Your answers shape everything that follows.

2. We look at the water, septic, well, survey and access before a buyer asks

Buyers of lake homes, cabins and land ask about these things, and they ask early. It is better to know the answers first, while we can plan around them.

  • The water: frontage, shoreline, dock or boat access
  • Septic and well records
  • The survey, and whether it is current
  • Easements and how you get to the property, including winter access
  • Title questions that could come up

When something needs a closer look, I bring in a local professional I trust. My Northwoods Seller's Guide has the short list to start gathering.

3. We price it using real local sales

Rural and recreational property does not have one average price. Frontage, access, condition and the kind of buyer who wants your place all matter. I look at what has actually sold nearby and tell you where I think your property fits. If you want a number first, ask for a local opinion on my what is my home worth page.

4. We figure out who the real buyer is, and market to them

Every property has a buyer who wants exactly what it offers. It might be a quiet bay for someone who wants to fish, open water for a boat, or a cabin in the trees where a family can gather. I work out who that person is and build the photos, the words and the marketing around them. That buyer is often searching from somewhere else in Wisconsin or beyond.

5. We watch the showings and feedback, and adjust

I do not list a property and wait. In the first 7 to 14 days I watch showings, feedback and online views. If the interest is not what we expected, we look at the price and the marketing together. I stay in touch through all of it, and by phone when it is complicated.

Selling from a distance?

Many of the people I work with live hours away. I handle the property side and keep you updated, so you are not driving up for every step.

Find out what your property is worth

I start with real local sales and what makes your property different. To get a local opinion of value, start on my what is my home worth page. Tell me the address, what the property is and why you are asking, and I will give you my opinion and my reasoning. Asking does not mean you have to sell.

What it costs

There is no cost to talk. We will go over my fee and exactly what it covers when we meet, before you decide anything.

Frequently Asked Questions

How is selling a lake home or cabin different from selling a house in town?

There are fewer buyers, they often live hours away, and they are buying a lifestyle as much as a building. That is why each property gets its own plan instead of a template.

What should I gather before listing a lake home or cabin?

Any survey, septic and well records, easement or access details, and what you know about the shoreline and dock. If something is missing, tell me early so we can plan around it.

How do you price a rural or recreational property?

I look at real local sales and at what makes your property different: frontage, access, condition and the buyer who wants it. There is no single average price for this kind of property.

Do you sell land too?

Yes. Lake homes, cabins, acreage, hunting and recreational land, and vacant land across Marinette and Oconto Counties.
