Selling a Home on Acreage in the Northwoods

Every property gets its own plan. Here is how I build it.

A home on acreage is both a house and a piece of land

A home on acreage is not sold like a house in town, and it is not sold like a vacant parcel either. Buyers are looking at the home and the land together: the space, the privacy, and what they can do with it. So I do not use a template. Every property gets its own plan.

I am Kathryn Conard, broker and owner of Venture North Real Estate Co in Crivitz. Here is the plan, step by step.

1. We start with why you are selling and your timeline

Before price, I ask why you are selling and when you need it done. Someone upgrading, someone relocating and someone moving closer to family each need different advice. Your answers shape everything that follows.

2. We look at the land and the house before a buyer asks

Buyers of rural property ask about the details, and they ask early. It is better to know the answers first, while we can plan around them.

  • The boundaries and the survey, and whether it is current
  • How you get to the property, easements, and who plows the road in winter
  • Well and septic records
  • Outbuildings, and what stays with the property
  • Title questions that could come up

When something needs a closer look, I bring in a local professional I trust, including local surveyors. My Northwoods Seller's Guide has the short list to start gathering.

3. We price it using real local sales

Rural property does not have one average price. The home, the acreage, the access and the condition all matter, and so does the buyer who wants your kind of place. I look at what has actually sold nearby and tell you where I think your property fits. If you want a number first, ask for a local opinion on my what is my home worth page.

4. We figure out who the real buyer is, and market to them

Every property has a buyer who wants exactly what it offers. It might be someone who wants room and privacy, someone who wants land to use and enjoy, or a family looking for a place to settle. I work out who that person is and build the photos, the words and the marketing around them. That buyer is often searching from somewhere else in Wisconsin or beyond.

5. We watch the showings and feedback, and adjust

I do not list a property and wait. In the first 7 to 14 days I watch showings, feedback and online views. If the interest is not what we expected, we look at the price and the marketing together. I stay in touch through all of it, and by phone when it is complicated.

Find out what your property is worth

I start with real local sales and what makes your property different. To get a local opinion of value, start on my what is my home worth page. Tell me the address, what the property is and why you are asking, and I will give you my opinion and my reasoning. Asking does not mean you have to sell.

What it costs

There is no cost to talk. We will go over my fee and exactly what it covers when we meet, before you decide anything.

Frequently Asked Questions

How is selling a home on acreage different from selling a house in town?

Buyers are weighing the home and the land together, and there are fewer of them. That is why each property gets its own plan instead of a template.

What should I gather before listing a home on acreage?

Any survey, well and septic records, easement or access details, and a list of outbuildings and what stays. If something is missing, tell me early so we can plan around it.

How do you price a home on acreage?

I look at real local sales and at what makes your property different: the home, the acreage, access and condition. There is no single average price for this kind of property.

Do you sell land and cabins too?

Yes. Homes on acreage, lake homes, cabins, hunting and recreational land, and vacant land across Marinette and Oconto Counties.
