Recorded protective covenants

These lots are subject to recorded protective covenants (Oconto County Register of Deeds, document 779271, recorded October 16, 2025). In short:

  • Lots can be used for storage garages or storage units for personal landowner use. Single-family homes will be allowed if Town sewer becomes available.
  • No commercial, industrial, mining or other non-residential use.
  • The lots are inside the Brazeau Sanitary District sewer service area, but sewer is not installed next to them. An owner who wants it pays to extend it, or works with local and county officials on another way to handle waste.
  • No mobile homes, double-wides or temporary housing. One camper is allowed during the six-month construction period.
  • The main building must have at least 720 square feet of floor space, a roof pitch of 6/12 or steeper with asphalt shingles or aluminum panels, and siding of stone, brick, vinyl, painted or stained wood or aluminum, matching on all four sides. Exteriors must be finished within six months of starting.
  • Unused, inoperative or unregistered vehicles must be kept in an enclosed garage.
  • Liquid propane tanks up to 100 gallons are allowed for storage garages, placed inside or behind the building and screened from neighbors. If natural gas becomes available, owners must convert.
  • Lots cannot be split or have their lines changed without the developer's written consent.

This is a summary, not the full document or legal advice. Read the recorded covenants and verify zoning and intended use before you buy. These covenants cover Lots 1 to 10 of the plat. They do not apply to Lot 12, which is listed separately.
